Plot of land with 31,309sqm, located in Quinta de Santo António, Sobreda de Caparica, municipality of Almada.
Quinta de Santo António do Caiado is located next to Solar dos Zagallos. It belonged to Frei Manuel Caiado, whose family had owned the region since the 19th century. XVI. The coat of arms of Caiados and Azevedos can be found over the entrance gate to the farm, which dates back to the 17th century.
Consisting of urban and buildable medium-density housing spaces, overlooking Almada and Lisbon, this plot of land has a lot of potential given the urban characteristics of the construction site.
Article 91 nº1 of the RPDMA (Regulation of the Municipal Master Plan of Almada), defines the urban indices applicable to urbanizable spaces, which corresponds to 0.50 (gross index) for medium density spaces. It is also defined that the maximum gross housing density should be up to 50 dwellings per hectare.
The municipality of Almada has an area of 70.01ksqm and is located on the left bank of the Tagus River, bordering the municipality of Seixal to the east and the municipality of Sesimbra to the south. To the west, the municipality of Almada is surrounded by the Atlantic Ocean, standing out for its wonderful beaches.
In its administrative division, Almada belongs to the district of Setúbal and the Metropolitan Area of Lisbon.
Almada was elevated to city status in 1973, and Costa de Caparica is another location in the municipality of Almada with city status, a category received in 2004.
The 90s is the time when Almada underwent important development in terms of its main infrastructures and in the area of mobility, it was in this decade that the 25 de Abril bridge train, by Fertagus, came into operation.
In an analysis of the municipality of Almada, it appears that it has a resident population estimated by INE at 169,152 inhabitants (2017).
In an analysis of the evolution of the average value of urban buildings transacted, it appears that since 2013 it has shown an upward trend. The number of licensed buildings and the number of licensed new constructions showed a similar evolution, registering growth since 2014.
The geographical location of Quinta de Sto. António and the existence of surrounding infrastructure, reveal that this property is part of a mixed area with residential characteristics and large farms with some cultivated land.
Taking into account the building capacity of the land, resulting from consultation with the Almada PDM and its potential for appreciation, it can be concluded that this is an excellent investment.
